Show Begins
- review showing tips sheet
- 5-7 'lookers' should bring Your buyer
- counter buyer objections (fixing small stuff)
- let it be-give them a highlight sheet and let them go-NEVER
follow and explain
- choose an attorney

Purchase Offer
- "good faith" deposit when buyer makes the offer
(usually 1%)
- amount offered, terms, financing, time frame, accessories,
occupancy spelled out
- all offers are presented to you- regardless of what they are
- seller concession-costs you nothing but raises the 'sale price'
for Buyers financing
4.
Binder/Accepted Offer
- "good faith" deposit (cashed for escrow)
- send your lawyer your deed, survey, and title papers
- we continue to show the house but must tell others 'accepted
offer', showings decrease
- necessary paperwork sent to your attorney
- Buyer does inspections (engineer, radon, pest, well, septic,
lead paint) Takes 2-4 hours!
5.
Contract (Fourteen days from acceptance of offer)
- legal commitment to sell
- buyer will apply for loan if not yet done
- marketing and most showings will stop
- the point where you can be comfortable to make other
commitments-not before
6. Loan
Commitment (about 2 weeks till closing)
- lender guarantees buyer financing
- attorney orders survey if one is needed
- bank attorney reviews documents (title, survey, certificate of
occupancy)
- start packing in earnest . . .
7. When
we have a closing date
- NOTE: I have no control over the closing date. If it is critical
to you, let your attorney know immediately.
- shut off your services-phone, cable, electric as of the closing
date
- cancel your homeowners ( the date after closing)
- buyers return to assure the house is in the condition expected
- call attorney for required funds
8.
Settlement
- your attorney will explain all details
- exchange title of property
- sellers get their money
- I attend only at your specific request, your Lawyer protects
your interests
